DON’T put off minor maintenance jobs. When something does break or develops a fault, get it fixed as soon as you can. A home with minor unfixed problems is a sign to potential home buyers that your home probably has bigger problems, even if that isn’t the case. These can also lead to costly repairs later on down the line.

DO freshen up your home by repainting both the inside and outside of your home. It is one of the cheapest, yet effective things that you can do to improve the overall look and feel of your home. Make sure to keep your colors neutral if you want a room to feel larger, or if you are trying to sell in the near future.

DON’T paint your home in unusual and bright trendy colors. Vibrant colors can be nice when used properly, but if used in the wrong room, they can make a room appear smaller and less inviting. Be sure to keep in mind your end goal as well. If you are looking to sell in the near future, bright colors are a bad idea because they deter potential home buyers. If you don’t want to sell in the near future, however, be as wild as you want.

DO utilize all the space in your home for maximum effect. Many homes have incomplete basements that could be used as games rooms or even converted into a home theatre. Some homes have unused attic space that could be easily converted into another bedroom or a home office space. If you have the room and you’re not using it, convert it, and make the most of the space you have.

DON’T overcapitalize on your home improvement project. Spending more money improving your home than you can logically expect to recoup in increased value could be a recipe for financial trouble. Converting a basement into a functional extra room in your house doesn’t need to cost so much that you need a second mortgage to pay for it. It’s fine to work on your home improvement projects in stages as you can afford them. If you already have all the tools you need handy, then plan your stages and work on each stage one by one.
